Great Investment Opportunity!
Located south of Olancha, just 3 miles north of Coso Junction along
California's Scenic Highway 395, 171 acres, with commercial water
rights to 5 springs in Talus Canyon just waiting to be developed.
Zoning is C2-1.0, RR-1.0 RMH & OS-40. reduced to $750,000
"The 5 springs are located at approximately 7,200 feet elevation
about 4 miles West of U.S. 395, with an old 3" metal water line
which has become dilapidated. Parcel maps show the location of the
property, which is primarily to the west of U.S. 395, but approximately
14.7 acres is located to its east. "In the early 1900's, Dunmovin'
was called Cowan's Station, and had been homesteaded and built by
James Cowan, when the Los Angeles Department of Water & Power (DWP)
aqueduct was being constructed. The cafe was a cookhouse, and DWP
piped the water in from the five Talus Canyon springs. When the
aqueduct was completed, circa 1913, DWP abandoned the pipeline,
and Cowan's partner, Charles King filed on it. Charles and Hilda
King bought out Cowan in 1936 and changed the name to Dunmovin'.
(Durham's California Geographic Names, and a page marked "Information
from L. Osio, Olancha" dated June 18, 1965, quoting Andreas Andreas
living at Dunmovin.) The current owners acquired the property in
1961, and operated the cafe and store for many years.
"The buildings on the property may be retained for historical
value or demolished, as desired by a new owner. There are some mobile
homes and residents just west of the property, which are individually
owned. The Seller sold some half acre parcels several years ago
to accommodate those homes."

"The land is valued at about $260,000, but the water rights alone
were valued in a 10/24/93 appraisal at $1,070,000, so this is a great
value.
